Party wall matters – We have considerable experience in following the statutory procedures of The Party Wall etc. Act 1996, preparing and issuing notices and, where necessary, acting as party wall surveyors appointed by owners undertaking or affected by notifiable development work, to ensure that these works proceed lawfully.
Access agreements – We can assist in negotiation access agreements / licences to enable access for scaffolding, hoarding/work areas and a crane over neighbouring property. RICS Home Buyers Reports
At Videre, we are here to assist with your new property acquisition. In England and Wales, it is not a legal requirement to get a survey of a property before you acquire it, however, it is recommended.

Pre-Acquisition Surveys
A Pre-Acquisition Survey is a comprehensive assessment of a property’s condition and structure. It’s most frequently carried out for property investors and purchasers to determine whether the property you are acquiring is sound and appropriate for your needs, its limitations and shortcomings.
At Videre, we ensure that you achieve a thorough understanding of a property’s current condition, taking into consideration your requirements, including any obligations and commitments upon acquisition.
Defect Diagnosis, Element Condition Surveys and Planned Maintenance Assessments
If you wish to commission a report on specific building defect(s) or element(s) to identify any concerns you have with a property, or have an ongoing issue, we can provide a diagnosis or specific element report.
Furthermore, if you require advice on future maintenance, we can also assist in preparing a planned maintenance assessment. You may also wish us to consider this type of assessment as part of a Home Buyers survey.
Dilapidations
Dilapidations refer to the breaches of a tenant’s lease covenants typically these may include a failure to comply with enforceable statutes, to clean, to maintain / repair, to redecorate, to remove chattels or tenant’s alterations and to reinstate a property to the condition set out in the lease and any supplemental or collateral agreements.
If a landlord believes a tenant is not or has not complied with its covenants, they can issue an interim or terminal Schedule of Dilapidations or repair notice, detailing the necessary repairs and depending upon circumstances there are a range of remedies available including, to make a monetary claim for loss, forfeiture, the landlord entering and carrying out the works, specific performance etc.
It is important for both landlords and tenants to understand their responsibilities to avoid disputes and potential legal action.
